ATTENTION MUST READ

Update from meeting with contractor and engineers on 29 July 25.

Unfortunately, the new start date has been changed to the:

First week in September of 2025

As most were informed Dennis and I had a scheduled meeting with the contractor, RL James and engineer group of Keystone engineering on Tuesday.  The meeting was productive but not what I had envisioned, I was under the impression that this meeting was a make up for the meeting that was scheduled for 3 June 2025 to relook at the units involved and get a plan put together for the owners to get a clear understanding of what needed to be done in their unit prior to work starting.

As it turned out it was a meeting to discuss the deployment and staging of equipment on site for the upcoming work. Which was very helpful in understanding where they had to stage and the types of equipment they will be using.

We did have the opportunity to discuss other issues and here is a brief synopsis of what was discussed.

No. 1: The contractors’ workers will not enter anyone’s unit without an escort from the office. They indicated that all of their work can be done from the outside of the unit.

No.2: Their workers will not discuss any work being done with owners and all questions should be addressed to and brought to the attention of the office. They have been instructed by the contractor not to answer any questions.

No.3: They will be starting at the east end with the 16 stack units and working their way west.

No. 4: Keystone engineering has provided a list of units that will require special attention, those units that need to have enclosures removed or shutters and tile removed from floors etc. The office will provide those individual owners with the steps that need to be taken before the repairs can be made to their unit. At that time the owner can make the decision about who will do the work.  Any work outside the scope of the contract will have to be made between the owner of the unit and who ever they choose to do the work, this includes RL James.

No. 5:  Two weeks prior to the work being started on each stack the engineer and contractor will check each unit to ensure that the unit is ready for the repairs.

No.6:  Please be aware that during the repair of your unit there may be additional things that may affect the repairs being made and additional work may be needed.

No. 7: RL James will do their best to protect units from damage as repairs are being made but there is no guarantee when a circumstance may arise, that they would have no control over.

Just a reminder that a lot of information pertaining to repairs of the north face of the south building were published and posted on the glass in the entrances of the building back in January 2025. It would be helpful to review those and give yourself a heads up when it comes to what needs to be done in your unit.
